AND NOW THE REST OF THE STORY

In 2006 Jan Dickerson approached the Robinson Trust, owners of Angelus Oaks at that time. They requested a long term lease based on the fact that they wanted to sell THE COUNTRY STORE for sixty thousand dollars and a long term lease would enhance the price they were asking. If you don’t believe its true, read on.

The “Gang of Eight” as they are now called, did not know of this conversation. It was left out for the fact of making an easy and smooth sale of the property known as the Town of Angelus Oaks. The new owners proceeded to negotiate the new lease with the Country Store owners Jan and Patty Dickerson. The new lease was written the same as before except for 3 items.
1…There would be a flat rental fee in place of a percentage of sales
2…Uninterrupted business insurance would be mandatory with the new owners listed as a beneficary (This was later changed)
3…In place of a 1 million dollar insurance policy for liability a requested 2 million dollar policy would be in effect to protect the general public.

The lease was for TEN YEARS as desired by Jan Dickerson. The “Gang of Eight” was still unaware of her plan to sell out. This lease was unappealing to Jan Dickerson and any prospective buyer she would have in mind. Jan and Patty turned down the lease with a series of written demands such that they would not accept responsibility for the welfare of the public inside the Country Store. As noted above, item number 2 was changed upon Jan’s request to different wording.

A new lease was written with revision except that it was now for 12 months. Unknowingly to the “Gang of Eight” this was unacceptable because it would kill the plan to sell for sixty thousand.

This lease was shot down by Jan Dickerson with a request that she would now sign the original lease if layed back on the table. This request was denied by the Owners and an extension of 45 days to negotiate was granted because Jan had a heart attack.

So how did the “Gang of Eight” find out about the devilish importance to have a TEN YEAR LEASE?.Very Simple. In an email letter Patty gave it away! This email letter can be viewed by any one who wants to see it. A one year lease was still offered to Jan Dickerson. It was turned down by a hand written note..

And so the rest of the story….A going away party for Jan and Patty. But no one knew they wanted to sell out. Why not offer the business to a member of the Town of AO. Or is it greed that they felt that no one in AO could or would pay their sixty thousand dollar asking price…. Why not offer the store to Chris, a trusted and loyal employee?

The Country Store will continue with a new tenant who’s intention is to offer local residents a continued and wonderful meaning to call The Country Store the place to find friends.,It has been cleaned up and now has an "A" rating from the health department. This was not the rating in prior years. Gone are the days of old bread and bad milk.
